Project stages explained

Each stage of your project plays a vital role in ensuring the work meets building regulations. Below, you'll find a breakdown of the key stages where inspections may be required, along with what we will assess at each stage.

Give notice that work is about to start (at least two days notice). You may also request a discussion with the area building control surveyor, either on the telephone or on site

A person must give notice when the project has reached a point where it can be described as commenced. The form to give notice is available here. This is defined in regulation 46A for domestic projects when 15% of the proposed work has been completed. More detailed information is available here under section 15. 

Request an inspection of foundation excavations prior to concreting. We will assess the suitability of the excavation and consider the subsoil and adjacent tree's or risks such as existing cellars. Use this stage to request and inspection of ground beams or raft reinforcement prior to concreting.

Request an inspection of retaining structures prior to covering and/or damp proof treatments prior to covering. We will assess the retaining structure (usually against the structural design) and that the damp treatment is in accordance with manufacturers guidance.

Request an inspection of the oversite preparation prior to concreting or block and beam or subfloor inspection. We will assess the subfloor make up, Radon gas measures (if applicable), floor insulation/ U value, damp and vapour control membranes prior to covering.

Request an inspection of the damp proof course in the walls. We will assess dpc position, radon trays (if applicable), thermal insulation/ U value, cold bridging and wall ties/ wall starters.

Request an inspection of foul/surface water drainage prior to covering. We will assess the line, level, access and bedding material.

Request an inspection of the superstructure. This could be the first floor structure, roof structure, steel beams or trimming to rooflights. We will assess the suitability of the element including the structural element, the span, bearing, restraint, fixings and strutting.

Request an inspection to review fire safety. This could be to assess the means of escape, or escape windows, fire detection or fire resistance of structural elements.

Request an inspection of other elements of the construction process. This could include thermal insulation, first fix plumbing and heating, installation of a woodburning stove or a staircase.

Request an occupation inspection if you wish to occupy the structure prior to completion. We will assess the risks associated with occupation prior to completion including fire safety, electrical safety, ventilation and general safety.

Request a completion inspection at the end of the project. First you will need to complete the notice of completion’ form within 5 days of completion. We will review the completed work for compliance with the building regulations including fire safety, drainage, ventilation and glazing. We may require certification from works completed under competent person schemes.
